Director, Planning and Development
Duff Janus is responsible for the planning and development efforts of Kamehameha Schools’ commercial real estate lands within Kapālama, Mōʻiliʻili, Kaʻōnohi, Kāhala, Maunalua, and Waipahū.
Prior to joining KS, Janus was a director of investments at Alexander & Baldwin (A&B)—a Hawaiʻi-based diversified real estate investment trust. Previously to A&B, he co-founded Form Partners LLC, a real estate development, investment and management firm based in Honolulu and Phoenix. As the lead for the Phoenix office, he was responsible for operational management and overseeing property, financial and market analysis for the firm.
Janus is an active member of the Urban Land Institute, where he is a member of the Small-Scale Development Council (black flight) national product council, and has served in various leadership roles in both the Hawaiʻi and Central Arizona district councils. He is also a Certified Commercial Investment Member Designee.
Janus has a Master of Business Administration from Arizona State University’s Thunderbird School of Global Management—earning the school’s two highest awards in a graduating class, the Barton Kyle Yount Award and Alfred K. Knight Award (highest GPA) along with being elected to Beta Gamma Sigma. He also graduated Magna Cum Laude from Boston College with a degree in Finance, where he was elected to Beta Gamma Sigma, and also attended the London School of Economics.
